How long do you have to stay in the Netherlands to be able to apply for a mortgage?

If you have an income as an expat, it is already possible within a month after you sign an employment contract to be qualified to take out a mortgage. Basically, there is no waiting time.

What is your nationality?

If you have the nationality of a member state of the European Union or of Iceland, Norway, Liechtenstein or Switzerland, you do not need to apply for a residence permit.

As an expat you can then get a maximum mortgage of 100% on the house value and save energy. You can even get up to 106% of the market value if you are going to make the house more sustainable.

For non-EU nationality

Do you have a nationality other than the European or the countries mentioned above? Then you need a document that is issued by the Immigration (IND) or a sticker affixed to the passport stating that:

  • A residence permit in the Netherlands for an indefinite period
  • An EU residence permit for long-term residents (5 years)
  • A document ‘Sustainable residence in the Union’ (Duurzaam verblijf in de Unie)
  • A residence permit in the Netherlands for a purpose of residence that is not temporary within the meaning of Article 3.5 of the Aliens Decree
  • If you come from the Ukraine, then there are more flexible rules for you.
